Just 14 lots have been release in Stage 1 of LWP Property Group’s newest community.

Ambia at Southern River is a 350-lot development, located amongst 21 hectares of natural Australian landscape in the established suburb of Southern River.

Stage 1 includes homesites ranging in size from 255-442sqm and priced from just $211,000 to $286,000.

Ms Kelli Howell, Senior Project Manager for Ambia, said there were a number of advantages to be being the first to buy into a development, with the opportunity to secure land at special introductory prices being the biggest.

“Our first 14 lots have been priced lower than they will be in future stages of Ambia. Once the first stage is titled in early 2019, prices will go up.”

Construction of Ambia is well underway, with titles on Stage 1 due in February 2019.

As part of the Stage 1 release, there will be two-storey terrace home packages also available, starting from under $400,000 for a 3 bedroom, 2 bathroom home on a 180m2 green titled block.

“We have partnered with three leading builders, Ben Trager, Homebuyers Centre and Terrace by Now Living, to bring these innovative designs to Ambia,” Ms Howell said.

“Our vision for Ambia is to create a quality estate, set amongst mature trees, conserved wetlands and homes that are close to great amenity and these innovative house and land packages will be very attractive to a range of buyers – from young couples, first home buyers, singles and downsizers,” she said.

Ambia is just 17km from the Perth CBD and a short drive from shopping centres, public and private schools, playing fields and employment hubs in Thornlie, Maddington, Kewdale and Canning Vale.

The new community has easy access to Roe Highway, Tonkin Highway and Albany Highway, plus nearby public transport links include the Seaforth and Gosnells train stations.


Ms Howell said home builders would be encouraged to follow design guidelines where open planned homes invited the ‘outside in’.

“Ambia is such a beautiful setting and with mature lemon scented gums being a key feature of the development, we want to encourage everyone who builds here to create free-flowing spaces between the indoor living and outdoor living areas of their homes.

A 17-home display village is also set to start construction early in 2019 at Ambia, showcasing designs with ‘outside in’ living, by some of WA’s best builders.

The name Ambia was inspired by the setting of the new community.

“When you stand on the site you can feel a sense of relaxing ambiance, with its abundance of light and 3.5 hectares of retained native landscape,” Ms Howell added.  

Central to the development (pictured) will be a wetland conservation area and a large public open space, incorporating a community space with open lawn areas, intimate and communal seating, and barbecue and shade facilities for passive recreation. For more active play it will include nature play and climbing, bike path and scooter circuit with ripples and mounding. The space has been designed to be a ‘shared backyard’ where family and friends can socialize and explore.

“Every street in Ambia will contribute to the ambiance of the natural environment too, with house designs and waterwise front gardens boasting a vast array of colourful native plants,” Ms Howell said.
